SPECIAL FEATURES: Here we have an interesting investment opportunity to purchase just the land or land and timber. The Big Mulberry Creek Tract boasts an abundant population of trophy turkeys and whitetail with little hunting pressure over the past decade. The western boundary has approximately 7500 linear feet of frontage on pristine, clear Big Mulberry Creek and 3000 feet of road frontage on CR 83. There is a solid road system throughout the tract as well as fire lanes around the various pine plantations.

There are approximately 215 acres of planted loblolly that are between 11 and 16 years old, some of which were thinned in 2016.  Additionally there are 157 acres of planted loblolly pine that are 27 years old.

There is approximately 217 acres of mature old growth hardwoods that are at least 50 years old and up.

Timber Reserve – Weyerhaeuser has a Timber Reserve on the trees through 2028. This means they will clear cut and replant the pines and select cut the hardwoods by 2028. They pay the land owner approximately $15,000 per year which is transferred to the purchaser. (The lease payment is based upon the Wholesale price Index for all commodities)

There is an opportunity to by the timber reserve (thus the timber itself) from Weyerhaeuser. A copy of the will be given to interested parties.

Aside from the hunting there are numerous places to camp out and fish on Big Mulberry Creek which is a wide gravel water source. You can put a raft or inner tube in the Creek and float down stream until your heart’s content.
